Lodha Developers is pursuing a dual strategy of developing large-scale data centre infrastructure while monetising strategically located land parcels in the Mumbai Metropolitan Region, as demand for hyperscale digital infrastructure continues to grow across India.
The proposed development aims to create nearly one gigawatt of build-to-suit data centre capacity over multiple phases, positioning the company among major participants in India’s emerging digital infrastructure market. Implementation will be phased based on customer demand and market requirements.
The land monetisation component involves selling selected parcels designated for data centre development to hyperscale operators, generating capital while retaining focus on infrastructure-led growth. This approach optimises the value of land assets rather than pursuing conventional residential or commercial development, reflecting broader shifts in real estate investment trends.
Mumbai remains India’s largest and most mature data centre market, supported by strong digital connectivity, extensive fibre networks, reliable power infrastructure and proximity to international submarine cable landing stations. The city’s concentration of financial institutions, technology companies and cloud service providers makes it a preferred destination for hyperscale operators.
The initiative reflects a wider trend of real estate developers diversifying into specialised infrastructure assets, driven by rising cloud adoption, AI applications, digital payments and enterprise demand for secure data storage. Proceeds from land transactions are expected to strengthen Lodha’s capital position while supporting future investments without diverting attention from its core residential business.
